Hi roof
We've had a week of it looking glorious through the windows, but being distinctly chilly when we went out into the wind. We have been putting the greenhouse heaters on at night still.

23a is (g)ate around a word for through ("cuts")
11a is an anagram, I think, though I didn't bother to check it
22d two letter abbreviation for "around", then "vacated villa"

Hi Chris

Thanks for your explanations, though I can't see the anagram for 11ac.

We have a greenhouse heater that comes on when the temperature is below 5C. Today it got to 34C in there even with the vent and door wide open. A big diurnal range. I see we may get past freezing by Wednesday so I might move the plants out then.

We rarely get a frost here in Exeter in April.

Roof- 11ac is anagraming 'opening tills' with direct definition of 'good thing for customers'- though I thought it was a bit loose as definitions go; it would seem to me to be a better thing for retailers
