OK, no way I'd have seen that! I'm tempted to say "Goodness me", but I must watch my language.

Flame @ 48, for 12a the last word is the definition (of a sort) the word play breaks down as the figure, first two word, then second two words. The “intruder” is obvious. For 28a the first word is the definition and the word play is the third word as amended by the test of the clue after it.

For “test” read “rest” - apologies!

4d Main means the sea in this case, if a property has a landlord you might say it ?? ???

12a. I think I have all down answers right, guessed the definition by example with ?, but am unable to parse. Is it a GK thing?

I think the crossing downs yield, S?T?E?O?E that does not give me an answer. I must be doing something wrong.

Ilipu, sounds like you have the right answer but your S,T and O crossers are wrong. You need to find a different position for the relocated letter in each of those down answers.
