Hi, it was all going so well, but NW corner is proving very stubborn. A nudge for 1a would be much appreciated.

Lumen, it's Quail the bird. The 'with' is adapted through the next word (remembering the extra letters stuff) inside a usual Black and a three-letter 'decoration', abbreviation.

Quail is def. There's a T to be removed from the third word, which leads to anagram of WITH inside B + a familiar decoration/honour.

This puzzle is a belter!

Thanks, I didn't think for a second the definition could be quail, the bird!

Hello there. If it’s a belter I only have braces. I have completed the grid but have not got all the removed letters. Can anyone help with a shove in the right direction please.

Going at about 95pc solved without starting to think endgame. 10a sent back house lodgers in each end up n a regular basis(6)
22a unimaginatively late rally after recent game (8)

Have taken a ‘malonish’ attitude ( apologies not meaning to offend!) at the start and not parsed everything yet.. but will have to refine a bit for endgame.

I am pretty sure that I have selected the correct outcome but I haven't been able to treat the fourth of the five normal entries. Perhaps someone could give me a hint as to its source?
