?A?A?U - XANADU would account for AD the commercial, U university and X for by, but otherwise stumped

Any help much appreciated

Xanadu was the capital in Kubla Khan's times.

Xanadu, the poem, was based on the real place - which was the Chinese capital at one time. I just had a cursory look online!
