Hi busby - not wealthy and wise that's for sure !. Getting up early is a habit I developed when I had 5 kids living at home...It was the only time I could get any peace and quiet !

I know where you're coming from, I have four, 2 are permanent residents, (still schooling), the other 2 come home either during university holidays or when they are "broke".
